Schedule: Full-Time; no more than 30 hours/week
Hourly Rate: $30.00 to $34.50 per hour

 

Summary of Position: This Employee is responsible for the marketing of vacancies in ASIAN, Inc.’s residential portfolio, lease-ups, move-outs, tenant file maintenance, completion of Tenant Income Certifications and resolution of tenancy issues involving legal counsel. The Employee must perform all duties in person, at ASIAN, Inc. headquarters, within a 30-hour-per-week schedule agreed to by the DREM. No work outside of said schedule will be authorized.

 

Essential Duties and Responsibilities: The following duties are not intended to serve as a comprehensive list of all duties performed by this employee. Shown are duties intended to provide a representative summary of the major duties and responsibilities.


● Responsible for marketing vacant units in accordance with approved marketing plans.
● Complete and file any and all annual Tenant Income Certifications and its corresponding supporting documents as required by the managed properties including but not limited to the California Tax Credit Allocation Committee (CTCAC), Mayor's Office of Housing of the City & County of San Francisco (MOHCD), California State Department of Housing & CommunityDevelopment (HCD).
● Maintain prospective tenant waitlist through Yardi Breeze, DAHLIA Website (when applicable) and actual physical record keeping of tenant application files in accordance with regulatory standards. Ensure that update letters are being sent out via RentCAFE to waitlist applicants at least once a year.
● Process applicants, which entails income and asset verification through third-party verification or verification services, previous landlord and background checking, etc.
● Responsible for sending applicant approval/denial letters in a timely manner. Such letters should be filed in their respective applicant file and kept within recordkeeping standards.
● Provide necessary reports and other inputs for AMR, SRI, ASR, etc. in order to achieve timely and accurate submissions.
● Maintenance of actual Tenant Files, including paper file scanning and proper electronic file management in accordance with company standards. Archiving of physical applicant and tenant
files in accordance with retention policy mandated by regulatory agreements.
● Ensure that Annual Housing Quality Standard Inspections are scheduled and passed and
necessary repairs are requested accordingly.
● Ensure that annual income certifications are completed in an accurate and timely manner. All necessary annual certification notices are sent and filed in an orderly fashion.
● Ensure that vacancy postings at RentCafe are accurate and updated.
● Performs other duties as assigned or required that include, but are not limited to: rent collection/reporting, vacancy reporting, eviction updates, weekly/monthly reports.
● Coordinate owner/tenant relations including addressing/resolving complaints that cannot be
addressed/resolved by a Resident Manager, lease negotiations and disputes, and eviction actions including “as needed” legal consultations after consultation with DREM.
● Provide adequate and appropriate responses to any and all internal/external tenant-related to inquiries and requests for information from partners, lenders, and grantors, as assigned by DREM and for DREM review.
● Time management of ensuring the entire rental process is effective from advertising, filling vacancies and through move-out. This includes the effective tracking of vacancies, rentals and
move-in packages, rent collection and late rent issues, move-out packages, inspections, security deposits, income certifications, leases and evictions. Follow up on and collect receivables.

 

Qualification Requirements:

Knowledge, Experience, and Skill Requirements:

 

● Bachelor's Degree in business administration or accounting Knowledge, or HS Diploma with 5 years of verifiable experience in Affordable Housing.
● Experience in Yardi software
● Tax Credit Specialist or Site Compliance Specialist Certified or can be obtained within the
probationary period.
● Knowledge of property management accounting, budgeting, and property management
procedures and practices
● 1-2 years of experience in affordable housing and tax-credit projects
● Skill in establishing and maintaining cooperative working relationships with other employees
● Types 65 words per minute
● Highly proficiency in Microsoft Office (Word, Excel, PowerPoint) and Google Worksplace apps
● Skill in operating a personal computer utilizing a variety of software applications
Communication/Language Skills:
● Ability to establish/contribute to productive relationships with tenant-facing professional service providers and government agencies departments
● Strong verbal and written communication skills
● Fluent in spoken and written English at a professional level
● Multilingual (Mandarin, Cantonese, Vietnamese, Spanish) skills a plus

● Skill in assessing and prioritizing multiple tasks, projects, and demands

 

Problem Solving Skills:


● Ability to exercise sound judgment and problem solving skills
● Is a self-starter Physical Requirements:
● Ability to sit at desk, working on computers for at least 8 hours a day

● Multi-limb and eye-hand coordination
● Ability to bend, stoop, and lift boxes up to 30 pounds
● Ability to stand, twist, turn, and reach
